Why would you use only a Realtor? A lawyer/broker can do more than a Realtor, AND cost less!

Selling? For the same commission, why would you use "only" a Realtor?

I CAN DO MORE - Ordinary Realtors can only fill in blanks on a few State-prescribed forms.  If your needs don't fit the form, you HAVE to hire a lawyer.  Unless your Realtor is one. 

  • Even if you don't need this great flexibility, your buyer might.  It can make it much, much easier for him to buy your property than someone else's. 
  • Just a few examples of transactions I can write, but Realtors can't (and may not even know about) are:  Lease with Option to Buy, Tax Deferred Trades, Right of First Refusal, and simultaneous offers on multiple properties. 

I CAN COST LESS - I am my own broker.  I have the flexibility to negotiate my fees to fit the client's circumstances. 

  • My standard, full service listings is the same 6% ordinary Realtors usually charge; but, for example, I usually charge only 4% if there's no commission split to the buyer's agent (the buyer does not have a Realtor). 
  • Or, I offer limited service, modest hourly fees for the do-it-yourself client.  Why pay for what you don't need?
  • Or, my plain MLS listings are as low as 1%.  Service for service, I can match any other Realtor's commission.  And still be your lawyer.

Buying? A Lawyer gives you more negotiating strength and options
